Winter closedown

Many property damage claims occur during the winter because of cold weather and winter storms. This is as much a risk for businesses as residential properties with many businesses closing down for up to 2 weeks over the Christmas and New Year periods.  However, preparation and forward planning could prevent or minimise a lot of these problems and prevent claims on general home insurance and business insurance policies.

Here are a few pointers you may wish to consider:

Heating

Adequate heating must be maintained in winter to prevent pipes or water systems freezing.  This can be arranged by either automatic or manual systems depending upon the heating system in use.  An automatic system in good working order is preferable, but should not be totally relied upon.

DO check that the positions of all stop cocks are known to all keyholders and that they can be easily operated.  Further, that there are adequate means for heat to reach into roof-voids and false ceilings. 

DON'T use the winter closedown period to do boiler maintenance work. If there is an emergency breakdown, temporary heaters will have to be provided.  If this is the case, you should check the insurance position first.

Lagging

DO check that any lagging on pipes is in good condition.  Consider whether other areas would benefit from lagging.

Fuel supplies

DO ensure that there is an adequate supply of fuel.

Power

DO ensure a good standard of maintenance and repair work at these times because broken windows, dropped slates and the like can give rise to local cold spots.

DON'T switch off the power supplies to heating arrangements, frost stats etc.
